When will the RBA stop increasing interest rates? 

Well, once you know the 6 elements the Reserve Bank focus on, you can work out the answer to this for yourself.

If you live in many parts of Australia (outside of Sydney and Melbourne) you might be thinking “What Crash?!”

Property prices in many areas have continued to hold their value and even rise, despite interest rates increasing.

But the problem is most of the noise in the media has been focused on our two biggest markets – Sydney and Melbourne.

Yes, those markets are on the decline

But…

That decline has not filtered to all other areas of Australia.

In fact, there are many markets around the country where you can get houses for under $700,000 which are still really hot.

And now…

In an apparently surprising twist of events…

There is evidence that the property decline in our two biggest markets is also starting to slow.

Apparently, these “experts” claim that it happens all the time… and in fact, now is the time to take advantage of a temporary lull before prices take off after the election. 

They even use what happened after the previous Federal election in 2019 as evidence.

As I’m sure you know by now, interest rates have risen for the first time in over a decade. Many doomsday folk are now predicting (again) that property prices will crash. 

They think that most homeowners won’t be able to afford their mortgages and will default on their mortgages. 

I think they’re wrong.

Many Australians are ahead on their mortgage and have too much cash saved up for this to happen. Sure, there are some who are over-extended, but most Australians will be just fine.

The interest rate rise will affect the market in a different way. 

It will cause a certain factor to fall or rise (depending on which markets around Australia you’re looking at). 

And it is this one factor that will then lead to property prices either rising or falling.

The Sydney property boom is officially over according to these “experts”.   

I agree but…  

Many are saying this means the Australian property boom are over.

In fact, there are even some suburbs in Sydney expected to grow sharply. (Remember, when you invest, you don’t invest in a city but rather, you invest in a particular suburb)   

However, there is no doubt that the market has changed from a few months ago, and you need to apply different strategies.

Right now, it seems that almost everyone’s favourite game is predicting when interest rates will rise.   

The RBA Governor keeps saying 2024 but lots of media pundits are grabbing headlines saying he’s wrong and that he’ll have to raise rates well beforehand.   

Personally, I’d put more importance on what the Reserve Bank is saying… but that’s not the point.   

What’s more important to me is what will happen to the property market when interest rates do rise at some point.   

To work that out, I went back through the last 30 years of data to see how often interest rates were increased, how much they were increased by and what the impact on the market was.   

Then I also looked at the current lending and property market conditions to see what has changed.   

And I put everything that I discovered into this week's episode.
