Yes, those markets are on the decline

That decline has not filtered to all other areas of Australia.
In fact, there are many markets around the country where you can get houses for under $700,000 which are still really hot.

In an apparently surprising twist of events…
There is evidence that the property decline in our two biggest markets is also starting to slow.
Now that doesn’t mean you should go and buy anywhere and expect to make money. That’s so 2021!

As I’m sure you know by now, interest rates have risen for the first time in over a decade. Many doomsday folk are now predicting (again) that property prices will crash.
They think that most homeowners won’t be able to afford their mortgages and will default on their mortgages.
I think they’re wrong.
Many Australians are ahead on their mortgage and have too much cash saved up for this to happen. Sure, there are some who are over-extended, but most Australians will be just fine.
Point is…
The interest rate rise will affect the market in a different way.
It will cause a certain factor to fall or rise (depending on which markets around Australia you’re looking at).
And it is this one factor that will then lead to property prices either rising or falling.

As a property investor, once you understand what this one factor is, you’ll get excited.
You can start targeting areas where this one factor is in your favour…
Where the odds are that you’ll get capital growth.
Where you can get investment property for far less than what it costs in Sydney or Melbourne.

Yes, Sydney property price growth is essentially zero right now, but the Sydney property market is by no means a barometer for the rest of the country.

If you’re looking to buy an investment property in 2021, it could be bad news if you make this one critical mistake.
And in this video, I'll show you what that mistake is and how to avoid it.
Now don't get me wrong. I think property prices are set to keep increasing for quite a while yet, especially in certain key markets.
But I am seeing certain individuals who talk about helping people invest, promoting these types of properties.
And they are a recipe for disaster – maybe not immediately but almost certainly in 2023 / 2024. (Remember, property investing is a long term game)
Worse, these types of so called “investments” tie up your money for years which could make you miss out on other opportunities.
So it’s a double whammy!
What sparked this week’s post is I was scrolling through my social media feed recently. And I saw an ad for someone who was talking about helping people invest in property.
And what I saw really scared me.
Then I heard from a mortgage broker, who tries to point his clients towards certain properties for a good commission (Ahem!)
That he was doing the same thing.
And the worst part was, he was using shiny glossy brochures to hide the fact that what he was promoting was in one of the most oversupplied markets in the country.
I can almost bet that he didn’t even know about the oversupply issue… and but then again, he didn’t care.
But you should.
