* Andrew Choubeta –Fri, 16 Jun 2023 - 42min - 529 - Discover the Lucrative World of Industrial Real Estate Investing
As real estate investors, the pursuit of lucrative opportunities is a constant endeavour. In this quest, it is important to explore various asset classes that might hold great potential. While traditional residential and commercial properties often dominate the market, there are other asset classes worth considering. Let’s delve into a few alternative options that could offer exciting prospects for real estate investors.
In this episode, you will learn about:
* The critical role of cap rates in determining commercial real estate value.
* Why industrial real estate has emerged as a profitable asset class.
* The connection between self-storage units and demographics.
* Effective strategies for acquiring vendor take-back loans or seller financing.
* Benefits of starting small in commercial real estate investing and building a solid network.
My guest for this week is Myuren Chanthirakumar, a savvy commercial appraiser and real estate investor. He has appraised diverse commercial properties, including resorts and multifamily buildings, and has a wealth of knowledge about analyzing cap rates and market trends. With his background in appraisal and real estate investment, Myuren has a deep understanding of the factors that drive value in commercial and industrial properties.
Myuren emphasizes the importance of focusing on the official plan and working with knowledgeable appraisers who offer consulting services. He advises investors to consider cap rates and discusses feasibility analyses and how projected rates can change. Cap rates play a vital role in valuing commercial properties, with lower rates indicating higher value.
Identifying hot asset classes, such as industrial properties and multifamily real estate, can give investors a competitive advantage by understanding market trends and high-demand sectors. Myuren highlights the growth of industrial properties and the constant demand for housing in multifamily real estate. Staying informed and assessing commercial real estate trends can help investors identify lucrative opportunities.

Advocate for landlords and investors in Ontario, working to improve the landlord and tenant board system and streamline applications for non-payment of rent.
She is an expert in rent reporting and tenant screening and works to ensure access to justice for both landlords and tenants.
Kayla Andrade learned that the Landlord and Tenant Board was making updates to the applications that can be filed through the portal. This included applications for rent collection, co-op applications, and applications for property owners who want to move into their own units.
However, the Landlord and Tenant Board was already falling apart before the pandemic and with the influx of applications due to the financial burden of the pandemic, the backlog is expected to take over another year to address.
She is advocating for a streamlined approach to non-payment of rent applications, as well as tenant screening and rent reporting to protect landlords and ensure tenants are held accountable. With the help of initiatives and solutions, Kayla hopes that access to justice can be provided for landlords and tenants alike.

Helen Christopher is the podcast guest for this week.
