- 189 - EP 179 Uncertainty is not the end of the opportunity
While property investors face a more uncertain market, strategic planning, financial preparation, and a longer-term view could reveal opportunities. On Property Investing Insight, Phil Tarrant and Victor Kumar of Right Property Group discuss how investors can navigate uncertainty without losing sight of their long-term strategy. The pair examine why headlines and market noise can lead investors astray, drawing on previous market cycles to show how opportunities can still emerge when conditions become more challenging. Affordability also comes under the microscope, with Kumar highlighting the different dynamics facing owner-occupiers and investors and the ongoing tension between housing supply, demand and population growth. The conversation turns to preparation, with loan restructuring, rental income, and reduced holding costs all part of a broader strategy to ensure investors are financially positioned when the next opportunity emerges.
Fri, 25 Sep 2026 - 48min - 188 - EP 178 Softer Market or Property Crash?
The market has changed. Buyers are hesitant, some prices have softened and plenty of investors are choosing to wait for more certainty. In this special edition of Property Investing Insights, Victor sits down with RPG’s Maxine Roach to unpack why this market looks very different from a genuine property crash, and why the investors waiting for everything to feel comfortable again may find the opportunity has already passed. If you’re wondering whether to sit tight or start looking more closely, this episode is worth a listen.
Tue, 15 Sep 2026 - 45min - 187 - EP 177 Softer prices, stronger opportunities?
Property investors may be facing tighter borrowing capacity and weaker sentiment, but the data suggests many are still looking for ways to get ahead. On Property Investing Insights, Phil Tarrant sits down with Victor Kumar and Reshmi Kumar from Right Property Group to examine what investors are thinking, where they are looking, and how strategies are changing. The trio explore the biggest barriers facing investors, with borrowing capacity emerging as a key challenge, while many remain intent on buying despite expectations of softer prices. They discuss why slower markets could create opportunities to trade into stronger assets, identify motivated sellers, and negotiate better deals rather than simply waiting for conditions to improve. The conversation also looks at growing interest in commercial property, portfolio planning, and the role of a clear long-term strategy when investing for financial freedom, retirement, and the next generation.

Fri, 14 Aug 2026 - 50min - 184 - EP 175 Australia’s migration boom to reshape the investment map
Australia’s property market is being reshaped by a new wave of demand. From migration-driven growth corridors to changing rental markets and shifting investor strategies, these are the trends investors cannot afford to ignore. On the Property Investing Insights podcast, Phil Tarrant is joined by Victor and Reshmi Kumar to discuss how migration, demographics, and changing buyer behaviour are influencing where demand is building across Australia. The trio share their observations about migration from India, the suburbs seeing increased demand, and why understanding population shifts could help investors identify future opportunities. They also examine the current market reset, including interest rates, softer conditions, the shift towards cash flow-focused strategies and the changing role of buyer’s agents in helping investors navigate a more complex environment. With the boom-time playbook no longer applying, the trio reveals why data, demographics, and suburb fundamentals are becoming critical for investors looking to stay ahead.
Fri, 31 Jul 2026 - 1h 03min - 183 - Eps 174 Building Wealth Beyond Property with Matthew Ingram

Together they discuss why wealth creation is about more than buying assets, covering diversification, risk management, insurance, superannuation and planning for retirement. Fri, 17 Jul 2026 - 45min - 182 - EP 173 Why today’s uncertainty could be tomorrow’s biggest buying window
Most investors see market uncertainty and hit pause, but history shows the biggest opportunities are often created in exactly these kinds of headline-driven cycles: when fear is high and clarity is low. On the Property Investing Insights podcast, Phil Tarrant sits down with Victor and Reshmi Kumar from Right Property Group to cut through the noise and discuss why today’s uncertainty could be setting up the next phase of market growth. The trio argues that while higher interest rates, proposed tax changes, and shifting sentiment have sidelined many investors, much of the panic is being driven by policies that are not yet law. Rather than retreating, Victor and Reshmi urge investors to focus on fundamentals: reassessing borrowing capacity, portfolios, and long-term strategy instead of reacting to headlines. The discussion also explores a shift in behaviour, with investors moving away from scale and toward smaller, higher-quality portfolios built for long-term performance. Attention then turns to opportunities emerging across NSW, Queensland, South Australia, and Western Australia, where conditions are starting to shift beneath the surface.

Mon, 15 Jun 2026 - 53min - 180 - Ep 171: Shrinking borrowing power to reshape the market faster than policy
Most property investors are panicking over tax changes, but the real shock could come when borrowing power starts collapsing faster than expected. On Property Investing Insights, hosts Phil Tarrant and Victor Kumar from Right Property Group break down the growing fallout from the federal budget and why investors may need to rethink strategy, structure, and portfolio planning. Kumar warns that while negative gearing changes have dominated headlines, the real pressure point could come from reduced lending capacity, with some banks already adjusting calculators and slashing borrowing power dramatically. The episode explores how investors may need to adapt by reassessing portfolio structure, improving cash flow, and diversifying across different property types as the market adjusts to potential policy shifts. Kumar also cautions against panic-driven decisions, arguing that strong portfolios are built on long-term fundamentals, not short-term political noise or speculation. The duo also discusses how the changing landscape could reshape the buyer’s agent sector, with increased pressure likely separating experienced operators from opportunistic entrants.

In this episode of Property Investing Insights with Right Property Group, Victor and Reshmi Kumar join Phil Tarrant to share how investors can navigate Australia’s shifting interest rate landscape. The trio start by discussing the shift into a rising-rate environment, noting that while rate increases impact cash flow, they should be anticipated and planned for. Victor breaks down the real cost of a 0.25 per cent rise on a $1 million mortgage, stressing that disciplined preparation makes such changes manageable, while Reshmi emphasises building portfolio resilience, arguing that rate rises are part of the cycle and should be factored into every long-term plan. The hosts stress that successful investing goes beyond buying property, emphasising the need to understand costs, borrowing limits, and risks, while prioritising the ability to hold assets through market volatility. In an increasingly frenetic market, they warn against rushed or unconditional offers and instead advocate a deliberate portfolio strategy prioritising long-term sustainability over short-term gains.

The conversation covers common challenges investors face, including refinancing, cash flow management, and navigating lending and tenant issues. Fri, 12 Dec 2025 - 47min - 168 - EP 160 Retail catalysts and the power of location
In this episode of Property Investing Insights with Right Property Group, Victor and Reshmi Kumar join Phil Tarrant to unpack how a new shopping centre planned across the road from a local development is igniting real estate buzz and reshaping investor expectations in an evolving Australian market. The discussion explores how the strategically located, five-acre site on a main road – with Landcom interest and experienced management oversight – is positioned to boost convenience, demand, and long-term property values. They walk through the project’s risk-managed framework, including an unsecured second mortgage and caveat, noting that even if projections were off by 50 per cent, the numbers suggest the development still stacks up as a profitable play with a construction certificate of around $1.8 million. The conversation then widens to the importance of strategic planning and risk management in property investment, highlighting how thorough due diligence can uncover minimal downside in well-chosen projects. The team also draws on insights from nine years of podcasting, observing that while there’s more information than ever, many investors still make poor financial decisions without reliable guidance and a clear strategy. They examine key market headwinds, including the increasing scrutiny from the Australian Prudential Regulatory Authority (APRA) of high debt-to-income loans, the surge in investor lending, and the unintended consequences of the 5 per cent deposit scheme on affordability and household debt. The rising influence of buyer’s agents and investor-focused services is also dissected, with a warning that misplaced trust or herd behaviour could cause financial damage over the next five to ten years. As the outlook for 2026 remains uncertain, the trio underscores that successful investors will be those who balance growth and cash flow, respect regulatory shifts, and treat location, timing, and risk management as non-negotiables in their portfolio strategy.

In this episode of Property Investing Insights with Right Property Group, Victor and Reshmi Kumar join Phil Tarrant to unpack what “value” really means in property – and why it’s much more than just the purchase price. The trio explores how value is shaped by finance, planning, taxation, and asset protection – and how smart investors use these pillars to design their decade ahead. Victor explains that interest rates are only one part of the finance equation, urging investors to understand LVRs, loan structuring, and how to use debt strategically rather than fear it. Reshmi then challenges the idea that low debt equals success, instead making the case for smart leverage that fuels sustainable portfolio growth. Planning is positioned as the strategic map for investors, helping avoid distractions and keep portfolios aligned with personal and financial goals. On tax, Victor reframes it as an opportunity rather than a burden, urging listeners to think long-term and structure their affairs accordingly. Reshmi adds that fixating on tax minimisation can sometimes hinder wealth creation – and that a balanced, strategic approach is more powerful. The pair also highlight the importance of asset protection and strong personal and professional relationships – often overlooked, but essential to portfolio longevity.

Victor illustrates the build and balance strategy through a real example in Dapto, where adding a granny flat and studio significantly boosts rental yield and asset value. The team stresses that true wealth in property is rarely achieved quickly, advocating instead for strategic patience and informed decision-making. As investors mature, they may graduate to generational investing, though Victor warns against entering the commercial property space prematurely without a strong equity base. The hosts also discuss the importance of aligning investment strategies with individual circumstances such as age, goals, and financial capacity. While artificial intelligence offers useful insights, Victor argues it can’t replace human judgement in understanding local markets and deal-making.

The trio explores the increasing presence of women in finance, with Reshmi highlighting the positive shift towards a more inclusive industry compared to two decades ago. The conversation also covers the influx of younger, tech-savvy investors, who are reshaping the industry with fresh perspectives. Both Reshmi and Victor emphasise the importance of having a clear investment strategy and a solid exit plan, highlighting that retiring debt is the ultimate goal, achievable through surplus income, portfolio income, selling assets or, humorously, winning the lottery. The trio says that investors should ensure each property purchase aligns with their long-term financial goals, and that focusing on capital growth is crucial to achieving financial freedom. As the property landscape continues to change, they advise investors to view their journey as a process requiring clear goals, adaptability, and an understanding of how to navigate the market effectively.

Fri, 29 Sep 2023 - 52min - 118 - EP 111 The tempo of the market is not in your favour unless you are smart
Welcome to another episode of Property Investing Insights with Steve Waters and Victor Kumar. Today, we're diving into the fast-paced world of real estate and the importance of understanding the tempo of the market. We'll explore how market conditions can change rapidly and what it takes to stay ahead and make the right decisions in this dynamic environment. So, if you're looking to gain financial security through property investment, this episode is for you. Key Takeaways: 1. Market Tempo Fluctuates: The pace of the real estate market can change quickly, depending on factors like stock availability. It's crucial to stay up to date with the latest data and market conditions. 2. Act Quickly: In a buoyant market, it's essential to act swiftly. You must be well-prepared, have your finances in order, and be ready to execute when the right opportunity arises. 3. Negotiation Strategies: Negotiating in a hot market requires a different approach. Complex conditions and low stock levels mean you need to simplify your offer and make it attractive to sellers and agents. 4. Retirement as an Equation: Retirement shouldn't be tied to a specific age but rather a financial equation. Focus on building your wealth position and cash flow to provide the lifestyle you desire in retirement. 5. Transition into Retirement: The years leading up to retirement are crucial for planning and transitioning smoothly. Work with financial advisors and strategists to create a plan that aligns with your goals and market conditions. 6. Strategic Buying: Understand that there are times when you may strategically pay a bit more for a property to capture a valuable opportunity. Consider the long-term benefits and your portfolio's overall strategy. 7. Beware of Desktop Valuations: Be cautious when relying on desktop valuations, as they may not always reflect the true market value. Don't over-leverage your property based on these valuations. If you're considering property investment, take the time to analyse the market tempo in your desired area. Fri, 16 Jun 2023 - 54min - 112 - EP 105 The Great Australian Reset and Regret
Welcome back to another episode of Investing Insights with Right Property Group. Today, we've got Steve Waters and Victor Kumar talking about the latest insights and analysis on the Australian property market so grab your coffee and get ready to tune in. The Australian property market has been experiencing high demand due to high-interest rates, high rental returns, and limited supply. As a result, property prices have skyrocketed, making it more affordable to own a property than to rent in some areas. However, there are concerns that people are not taking into account all the costs associated with homeownership, and this trend is taking more properties out of the rental pool, putting more pressure on vacancy rates. In this episode, Steve and Victor explore how investors can navigate these challenges and take advantage of the opportunities presented by the current market conditions. Key Takeaways: -Despite the increase in interest rates, auction clearance rates in the Australian housing market are still at record levels. -People have adjusted to the new norm of higher rates, but the cost of living has gone up and some businesses are struggling to survive. -Property prices have gone up, and it has become more affordable to own a property than to rent in some areas. -There are concerns that people are not taking into account all the costs associated with homeownership and that this trend is taking more properties out of the rental pool, putting more pressure on vacancy rates. -Investors should focus on the results they want to achieve and reverse engineer their investment strategy from there. -Making small changes to one's expenditure can help find extra funds for investing. -The build-to-rent scheme could have short-term benefits but could lead to oversupply in some areas. Has the property market reached the end of the downturn or should investors brace for “more pain to come?” In this episode of Investing Insights with Right Property Group, Phil Tarrant, Steve Waters and Victor Kumar discuss how the narrative surrounding the real estate market has shifted in recent weeks thanks to the degree of certainty brought on by RBA’s April rate hike pause and unpack why the FOMO sentiment is beginning to show among investors. But despite confidence returning to the market, the trio encourages investors to revisit the fundamentals and “mold” them to current market conditions instead of investing based on short-term gains and explains the importance of understanding the different property cycles across the country. Lastly, they talk about the pitfalls that can come with “desktop data” investing and touch on the trends emerging in the market.
Fri, 28 Apr 2023 - 40min - 110 - EP 103 The Game of Property Investing: Anticipating Market Moves and Making Strategic Decisions
Welcome to Investing Insights with Right Property Group! In this episode, hosts Steve Waters and Victor Kumar discuss the confusion and conflicting opinions that arise in the property market during a market shift. They acknowledge that during a boom market, opinions are mostly the same, but in a bear market, they can be quite opposite. However, they believe that the current phase is just a market shift, and data and ground truth should be considered before making any decisions. Key takeaways: -In a market shift, it's important to consider data and ground truth before making any investment decisions. -The property market is like a game of chess, where players need to anticipate their opponents' moves and make strategic decisions. -Investing in property should be done with a three to five-year approach, and each area has a different cycle in terms of the timeframe. -Diversification is important not only in different asset classes but also in various types of assets within an asset class. -One needs to be realistic about affordability and not rely solely on what the bank says. Steve and Victor also discuss the current state of the property market in Australia and how people are hesitant to invest due to the difficulty of getting funding, rather than a lack of information. They stress the importance of assessing one's portfolio and making sure it is built on a strong foundation, as well as being counter-cyclical. They argue that education and information are more readily available now than in the past, which means people are more aware of what they should do, but are still held back by their ability to get funding. At Right Property Group, we understand the challenges that investors face in navigating the property market. That's why we offer comprehensive investment services, including property research, acquisition, and management, to help you make informed decisions and maximize your returns. Fri, 24 Feb 2023 - 47min - 106 - Ep 99 Understanding Conflicting Market Signals: Navigating the Moving Parts
In this episode of the Investing Insights podcast, Steve Waters and Victor Kumar from Right Property Group share their insights on navigating the Australian property market during times of economic uncertainty. Here are the key takeaways: 1. Take assertive action during times of market uncertainty and avoid reacting out of fear. 2. Manage debt, cash flow, and maintain buffers to weather challenging periods in the market. 3. Property tax reform is needed to provide stability in the market and reduce reliance on stamp duty revenue. 4. Good cash flow management is essential in property investment, and focus on buying good properties that can be offloaded if necessary. 5. The government needs to provide incentives to encourage first-time owners and investors to enter the property market. Steve and Victor believe that investors should be proactive during uncertain times, rather than reacting out of fear. They caution against knee-jerk reactions and poor information that often lead to significant losses. They discussed the effects of free flowing credit, which led to a booming economy, and the need for an extended-term property tax to replace upfront costs. They also expressed concerns about the end of fixed interest rates on 800,000 loans, which could increase the amount of repayments. They also emphasised the importance of managing cash flow and remaining liquid in terms of mortgages. They suggested that investors focus on buying good properties for offloading to homeowners or investors in case things do not go as planned. They also highlighted the need for government intervention and incentivisation to address the construction industry struggle. Navigating the uncertainty in the Australian property market requires a planned approach, worst-case scenario planning, and taking a defensive approach when accumulating debt. As the property market cycles through its growth patterns, it is crucial to remain liquid, have buffers in place, and always be in a situation where you can sleep at night. Investors should focus on buying good properties and be part of the wealth transfer process during times of negative sentiment and economic hardship. By setting the pieces of the jigsaw puzzle together for the future, people can reap the benefits of what they do during this period in the following years as the cycle turns. Watch the full episode now to gain the knowledge you need to make informed investment decisions and succeed in the ever-changing property market.

Fri, 30 Sep 2022 - 39min - 98 - ENCORE EPISODE - Is now the right time to purchase? It all comes down to you and your circumstance.
In Episode 63 of the Investing Insights podcast, Victor Kumar and Steve Waters from Right Property Group have a detailed discussion on a wide range of topics including the pulse of the market, agent mechanics of listing a property in today's market, and insights into finance. The question most people tend to ask is, “Is now the right time to get into the property market?”. For each person, this will be a different answer depending on your own set of circumstances—It's not a clear answer. Investing is about timing the market in terms of YOUR set of circumstances. Eg Two years ago you couldn’t borrow due to thresholds and today you can. So potentially it is your time. It all comes down to being business orientated. Far too many people think the hardest part is purchasing. Actually, it is the reverse. It’s how you control the purchases and manage the years ahead of holding the asset. Buying within your own means. Buying on what YOU are trying to achieve by purchasing towards a plan. At times like this, you can re-arrange your portfolio - if they are no longer fitting and doing what they need to do. Before you jump into selling, consideration of the associated costs needs to be worked through. E.g .transactional costs as well as replacing the rental income. When it comes to finance rates will go up. It's the reality that they won't remain the way it is. The golden rule of asking a bank is "are you cross securitised?". There is a time and place, however, it is well worth the while checking in with a broker experienced in structuring investment property loans. Like we have said many times before, remember you ALWAYS want to be liquid. When you can borrow you should, you don’t need to spend it. Have the money before you need it. The key to investing is to be prepared for the opportunity rather than the other way around, where you then need to shortcut the process. Never ever forgo the pest and building, for example. Have your team around you when entering the buying process - Property strategist, Broker, Accountant, & Conveyancer. You will hear all of this and much, much more in this episode of Investing Insights! This includes knowing your costs to operate from your household expenses to your investments. A key point that Steve and Victor mention in most episodes is the importance of addressing the fundamentals understanding that investing is all about the medium to long term. Fri, 29 Apr 2022 - 42min - 88 - EP 82 By burying your head in the sand expect the consequences- be proactive instead. We share how.
In this episode, Steve Waters & Victor Kumar talk about “burying your head in the sand”, a behaviour of many people regardless of what the issue may be. Life gets hard, curveballs are thrown, you make a poor choice, etc. Pretending whatever isn't happening, aka burying your head in the sand, will not solve it, and usually makes the situation worse. Life will give you lemons and how you receive and respond to those lemons will impact you, in either a positive or negative way. It is of greater benefit to be proactive rather than reactive. Easy to say when the media share it's all doom and gloom! However, sometimes these headlines can be misleading, so it is important before forming an opinion to read and digest the data carefully. Truth be told, most people tend not to worry about tomorrow, instead, living for now and bury their heads in the sand about the future. Nobody knows what’s going to happen. However, the key is to be aware of the narrative and prepare accordingly. So let's talk about the elephant in the room which is rising interest rates? Most new investors have yet to see an interest rate rise in the past 10 years, rather they are accustomed to rate reductions! Steve and Victor have been through a run of 7 months of rate increases in the past, so know only too well how to get prepared for the upcoming rise or indeed rises. Realistically, we have a 2-3 month window to prepare. Being proactive means spending the next 4-6 weeks preparing to give yourself the box seat, that is, protect what you have and take up the opportunities as they arise. Note that if you fail to be proactive, you will be left behind. Be involved in the monitoring and measuring and get clear on what you need to do. By doing the work well ahead of time, you will save yourself much grief. These include looking at how car leases/loans affect your serviceability, reviewing fixed rate expiry dates, and the impact on cash flow moving to variable P & I for example. Victor and Steve regularly say, invest between the flags by being proactive and applying strategic and methodical steps to move forward. As an investor, do background checks yourself for what the future holds because you can’t always control the situation, but you can control your attitude towards it. And there’s no better time to understand this than now. Learn more about how you can gear up against any market challenges, and how you should position yourselves in the ever-changing market today.
