- 328 - Is this a genuine buying window in Sydney and Melbourne?
Buyer demand has gone quiet, auctions are being pulled and another interest rate rise could be coming. Is this a genuine buying window, or are Sydney and Melbourne only halfway through the correction? In this episode of the Australian Property Podcast, Pete Wargent and Chris Bates examine what they are seeing on the ground as investors step back, buyer enquiry dries up and confidence deteriorates. They discuss why falling turnover is hurting agents and state stamp duty revenue, how another RBA hike could affect borrowing capacity and sentiment, and why weak development economics and private credit stress may deepen Australia’s housing shortage. Pete and Chris also unpack a proposal to let renters and mortgage holders redirect part of their compulsory superannuation towards housing costs. Could early access help Australians buy a home or reduce mortgage debt, or would it risk repeating the inflationary effects of COVID-era withdrawals? Finally, they answer the practical question facing buyers now: should you wait for another 5% to 10% fall, or act when a scarce, well-located property appears? The answer depends on serviceability, time horizon, property quality and how quickly competition could return when sentiment turns. If you are buying, upgrading, investing or simply trying to understand this unusual property cycle, this episode offers a clear look at the risks, opportunities and decisions that matter next. Sat, 12 Sep 2026 - 327 - Will another RBA hike freeze the property market this spring?
In this Australian Property Podcast episode, Pete Wargent and Chris Bates take stock of a property market that feels busier on the surface but weaker underneath. Open home traffic is picking up, yet buyers are hesitating, listings still look thin for spring, and another RBA hike is back in play after inflation and bond yields pushed higher. Pete and Chris unpack why sentiment has turned so quickly, from forecasts of a 10% peak-to-trough decline to the risk that higher-for-longer rates squeeze borrowing power, budgets and buyer confidence. They also explore how the current slowdown could hit different markets unevenly, why investor appetite remains fragile, and what weaker turnover might mean for prices through the rest of 2026. The bigger question is whether buyers get more choice this spring without getting much real confidence back. The episode also dives into the pressure building across construction and development. With costs permanently higher, credit harder to access and a major New South Wales builder collapse rattling confidence, the pair argue the biggest issue may not be demand alone but the supply crunch forming underneath it. If you want a practical read on spring listings, mortgage competition, investor behaviour and the next phase of Australia’s housing cycle, this is a timely episode to catch. Sat, 05 Sep 2026 - 326 - Do you need a buyer's agent in a buyer's market?
In this Australian Property Podcast episode, Chris Bates and Amy Lunardi unpack a question more buyers are asking in softer conditions: do you still need a buyer's agent when the market feels like it has swung in your favour? The answer is more nuanced than a simple yes or no. Amy explains why a good buyer's agent is not just there to chase off-market listings or bid at auction. The real value often sits in strategy, due diligence, negotiation and filtering out wasted time, especially when buyers think a softer market means every vendor is suddenly desperate. Chris and Amy compare buyer's markets and seller's markets, explain why the psychology changes in each, and show how poor framing, lowball offers and bad process can quietly ruin a deal. They also dig into what separates true advisory-led buyer's agents from louder operators built on marketing promises. From off-market access and agent relationships to knowing when to push, when to pause and when to walk away, this episode is a practical guide for home buyers and investors trying to make better property decisions without getting caught by FOMO, false confidence or the wrong advice. It also tackles one of the biggest traps in a buyer's market: assuming more time automatically means more leverage, when the best properties and best opportunities can still disappear quickly. Tue, 01 Sep 2026 - 325 - Spring buyers' market or false dawn? Rents, listings and 40-year mortgages
In this episode of Australian Property Podcast, Pete Wargent and Chris Bates unpack whether spring will bring genuine opportunity for buyers or just more noise in a fragile market. It is a practical check-in on prices, listings, rents and borrowing conditions heading into the busiest stretch of the year. They look at why recent headlines about green shoots may be getting ahead of the data, what weak auction depth and softer sentiment are telling us, and why a true rebound may still depend on interest-rate relief rather than wishful thinking. The conversation also covers falling investor participation, why transaction volumes can drop harder than prices, and how the better properties in a suburb can hold up differently from the median numbers making the news. Pete and Chris then dig into the policy side: negative gearing changes, rent pressure, slowing new-home sales, and the possibility that stretched supply gets even tighter if developers and investors keep stepping back. They also discuss sharper bank pricing, the early signs of a mortgage war, and why many borrowers should be reviewing their rate rather than waiting for the market to improve. To finish, they answer listener questions on stamp duty, the real cost of trading property, and whether 40-year mortgages could become more common. That includes why longer loan terms may ease monthly repayments without fixing affordability, and how future schemes could change the way first home buyers enter the market. Sat, 29 Aug 2026 - 324 - Property reset or buying window? Sydney, spring listings and the six-year rule
In this Australian Property Podcast episode, Pete Wargent and Chris Bates unpack a market that still looks soft on the surface but may be opening a sharper decision window for buyers, upgraders and long-term investors. They explore how the post-Budget reset is changing behaviour on the ground, from investors stepping back and refinancers scrambling to lock in older valuations, to the early signs of more urgency ahead of the spring selling season. Pete and Chris discuss why Sydney and Melbourne may now offer some of the best buying conditions seen in years, why quality owner-occupier stock could tighten again quickly, and why the real story is not just falling prices but shifting competition. The conversation also digs into the second-order effects of policy change. They look at rental pressure, investor hotspots, rezoning and density in Sydney, and the practical ways households may rethink capital allocation if negative gearing and capital gains tax settings keep pushing people away from established property. In the listener Q&A, they tackle whether selling down a large portfolio to buy a premium Sydney family home is smart capital recycling, and how the six-year CGT rule can change the tax treatment of an old and new home. If you want a practical read on where fear is building, where opportunity may be opening and what to watch next, this is a timely episode to queue up. Sat, 22 Aug 2026 - 323 - Deposit bonds explained: how to buy property without an upfront cash deposit
In this Australian Property Podcast episode, Owen Rask sits down with Ryan Dinsdale from Deposit Power to unpack how deposit bonds work and where they can fit into a smarter property strategy. They cover what a deposit bond actually replaces at contract exchange, why some buyers and investors use it instead of locking a large cash deposit in a trust account, and how that flexibility can matter if you are buying off the plan, bidding at auction, upgrading your home, or trying to buy and sell around the same time. The pair also dig into practical use cases, including off-the-plan purchases, auction scenarios where buyers need to move quickly, and the common problem of trying to purchase before an existing home has sold. Ryan also explains the trade-offs between using cash and using a guarantee, including how keeping money in an offset, savings account or super can change the maths over a long settlement period. They also discuss security, fees, approval speed and the questions buyers should ask before relying on any deposit strategy. If you want a practical breakdown of deposit bonds, opportunity cost and how to keep more flexibility in your property plan, this episode is a great place to start. It is especially useful for upgraders, investors, downsizers and first home buyers weighing up how to exchange on a property without impacting their broader financial position too early. Tue, 18 Aug 2026 - 322 - Is now a smart time to buy? RBA on hold, Melbourne and the next move
In this Australian Property Podcast episode, Pete Wargent and Chris Bates unpack one of the biggest questions in property right now: is the current slowdown creating a genuine buying window, or are buyers still too early? They break down the Reserve Bank’s August hold, what the latest press conference signals for rates, and why soft sentiment is colliding with an 11-week high in auction clearance rates. Melbourne is a major focus, with the pair exploring whether better auction results, stronger yields and years of underperformance could finally set the city up for a rebound. Pete and Chris also dig into the listings story. They explain why higher stock levels matter, why some data sets are telling slightly different stories, and why buyers should watch what actually sells, what passes in and where competition is still real. Their broader message is that headline fear can hide the fact that quality assets may already be finding support. The episode also covers mortgage competition, bank forecasts of deeper price falls, and why investor-heavy markets in Brisbane, Adelaide and Perth may still be the ones to watch most carefully from here. In the listener Q&A, they tackle off-the-plan risk in Castle Hill and the leading indicators that matter most after the Budget. If you want a practical market update on rates, listings, buyer psychology and where the next opportunities may emerge, this is a timely listen. Sat, 15 Aug 2026 - 321 - How to make an offer on a property
In this Australian Property Podcast episode, Amy Lunardi and Chris Bates unpack how to make an offer on a property when the market feels uncertain and every agent seems to run a different process. They start with what is happening on the ground in Melbourne and Sydney, why softer conditions can create genuine buying opportunities, and why a buyer's market still leaves many people frozen. From there, Amy explains what buyers need to clarify before they submit anything: whether the property is being sold by private sale or before auction, whether the contract is ready, how the agent will handle competing offers, what makes an offer acceptable, and how price, settlement, deposit and finance conditions change the strength of your position. This episode is especially useful if you have ever wondered whether to start with a verbal offer, when to move straight to a signed contract, how to avoid being blindsided by a vague agent process, and how to think about pre-auction offers without overcommitting. It is a practical guide to asking better questions, negotiating with more confidence and making an offer that gives you a real chance of securing the right property without unnecessary panic. The bigger message is that buying well is not just about finding the right property. It is also about understanding the rules of engagement before emotion takes over. If you want a clearer framework for making offers in 2026, this conversation gives you the language, structure and strategy to approach the next property with less guesswork. Tue, 11 Aug 2026 - 320 - Housing chill hits the economy, listings surge and why upgraders may have the edge
In this episode of Australian Property Podcast, Pete Wargent and Chris Bates unpack a property market that is cooling, but not in a simple, one-speed way. Home values fell again in July, Sydney and Melbourne stayed at the front of the downturn, and listings jumped sharply, especially across key parts of Sydney. The bigger question is who actually benefits from this shift. Pete and Chris explain why first-home buyers may not be getting the relief many expected, why the lower end of the market has held up better than the top end, and why upgraders could be looking at one of the more interesting windows of this cycle. They also dig into rising rents, worsening rental affordability, and how changes to negative gearing and capital gains tax are starting to reshape investor behaviour. The conversation then widens to the broader economy, from slower lending and weaker housing activity to pressure on construction, consumer spending and state budgets. They also tackle listener questions on CGT transition rules, valuations, development sites and the growing need for proper tax advice in a more complex market. If you want a grounded read on where fear is building, where leverage may be shifting and what to watch next, this episode is a timely one. Sat, 08 Aug 2026 - 319 - ASIC’s offset account warning: what borrowers should check, with Sarah Court
This episode was originally featured on the Australian Finance Podcast. In this Australian Property Podcast episode, Owen Rask speaks with Sarah Court, Chair of ASIC, about what the regulator is seeing across the financial system and why everyday Australians need to pay closer attention to how their money is being handled. Sarah explains ASIC’s role in licensing firms, holding financial institutions to account and stepping in when consumers or investors are at risk. The core of the conversation focuses on mortgage offset accounts after ASIC uncovered failures at banks that meant some customers were not receiving the interest savings they expected. Sarah explains why these problems matter, why legacy systems and weak processes can create real financial harm, and why banks need to fix the basics instead of assuming customers will spot issues themselves. Owen and Sarah also talk about scams, risky investments and the importance of slowing down before handing over money. She shares why MoneySmart can be such a valuable resource for Australians who want plain-English guidance on investing, risk, scams and personal finance. If you want a practical reminder to check your offset setup, stay sceptical of fast-talking investment pitches and understand where ASIC fits into the system, this episode is worth your time before it costs you real money. Tue, 04 Aug 2026 - 318 - Is now a smart time to buy property? Budget shock, rents and the flight to quality
In this Australian Property Podcast episode, Pete Wargent and Chris Bates unpack one of the biggest questions in property right now: is this actually a good time to buy, or are buyers still stepping into a falling market too early? They explore why so many sellers, buyers and agents seem frozen at once, why quality assets are behaving differently from the headline market data, and how fear around interest rates, inflation and the Federal Budget is changing behaviour across Sydney, Melbourne and beyond. Pete and Chris also explain why weak confidence today could become a major supply problem tomorrow, especially if developers, builders and investors keep stepping back. The conversation goes beyond prices. They discuss tightening rental markets, why first-home buyers may still need to act even in a softer market, and why the best opportunities often appear when sentiment feels worst. Their core message is clear: focus on quality, think long term, and do not confuse scary headlines with the value of a genuinely strong asset. They also answer listener questions on the six-year CGT rule, how to think about an investment property versus a future Melbourne home, and what buyers should watch if they are trying to move while the market still looks foggy. Sat, 01 Aug 2026 - 317 - Where prices are falling and where buyers can find opportunity
In this Australian Property Podcast episode, Pete Wargent and Chris Bates unpack what the post-Budget property reset is starting to look like on the ground, and where patient buyers may finally be getting some leverage again. They break down quieter winter listings, soft auction clearance rates and the widening gap between A-grade properties and everything else. The big question is not just whether prices are falling, but where the pullback is creating genuine opportunity for upgraders, first-home buyers and investors willing to stay disciplined. Pete and Chris also cover the pockets seeing the most change across Sydney, Melbourne, Brisbane, Adelaide and the Gold Coast, plus why units, renovators and better-quality homes may behave very differently from compromised stock. They also explain why lower borrowing costs alone may not be enough, and why quality listings could become the real battleground as spring stock arrives. To wrap up, they answer listener questions on new builds, older Melbourne units and the tax headlines worrying Australian expats. If you are trying to read a softer market without getting swept up in the panic, this episode offers a practical look at what may matter next. Sat, 25 Jul 2026 - 316 - Property reset, rents and budget fallout: what buyers need to know
In this Australian Property Podcast episode, Pete Wargent and Chris Bates unpack what the post-budget property reset may mean for buyers, renters and investors as the market heads deeper into winter. The conversation starts with the big shift now showing up across the market: fewer active investors, tight rental supply and a growing sense that many buyers are sitting on their hands waiting for clarity. Pete and Chris explain why that matters, not just for house prices, but for rental affordability, construction activity and the number of listings likely to emerge in spring. They also dig into the pressure points inside the market right now, including Sydney’s recent rent surge, fears that new supply will stall, and why some owner-occupiers may see the current anxiety as an opportunity to upgrade or renovate. Along the way, they discuss mortgage stress, first-home buyer hesitation, the slowdown in development feasibility and why tighter tax settings may push even more landlords to think about selling. The episode wraps with listener questions on retirement planning, Sydney apartments, Airbnb strategy and whether borrowing inside super for residential property is effectively dead after the latest budget changes. Sat, 18 Jul 2026 - 315 - Banks forecast 10% property drop: Is the Australian market crashing?
In this episode of Australian Property Podcast, Pete Wargent and Chris Bates analyse the deepening housing market downturn and what it means for buyers, sellers, investors and first-home buyers in 2026. The conversation covers the latest CoreLogic data showing capital city values down 1.3% in the June quarter, auction clearance rates slipping below 50%, and a drop in sales volumes. Pete shares his on-the-ground view that many prices are already 10-15% off peak levels but appear to have levelled off in recent weeks, with few genuine fire sales thanks to strong employment. Pete and Chris examine the Federal Budget’s limited impact on home ownership rates, the SMSF lending ban wiping out potential gains from new housing initiatives, evaporating new home sales, and falling unit approvals. They discuss shifting sentiment in key markets — including Brisbane homeowners pulling sales and the forecast that Brisbane could soon overtake Sydney as the most expensive unit market — alongside inflation easing and banks revising 2026 price forecasts downward (with some predicting 5-10% national falls). Main stories include “Budget buyer’s remorse” — why first-home buyer applications have slowed despite policy support — and a detailed look at what a further house price fall would actually mean for Australians. Drawing on 30 years of history analysed by ABC News Business, they highlight that past corrections have been relatively shallow (average -2.9%) while subsequent recoveries have been strong (+32% on average). They explore risks of negative equity for recent buyers, the chance of a larger correction, Sydney’s role as the market canary, and why fundamentals (jobs, rates, yields) still matter more than headlines. The episode finishes with two practical listener questions: Chris shares the biggest structuring lessons from scaling Alcove and advising clients — particularly the one principle that separates successful long-term investors from those who get stuck or over-leveraged. And Pete offers advice on how regular buyers can realistically access off-market and pre-market deals without a buyer’s agent. Along the way, Pete and Chris offer strategic advice for buyers and sellers in nervous conditions, discuss wealth transfer opportunities, refinancing dynamics, and the importance of thinking long-term when sentiment shifts fast. If you want a clear-eyed, data-driven weekly snapshot of Australia’s housing market — from downturn realities and policy impacts to practical investing and buying tactics — this episode is essential listening right now. Sat, 11 Jul 2026 - 314 - Budget fallout, SMSF lending ban and the property versus shares debate
In this episode of Australian Property Podcast, Pete Wargent and Chris Bates break down the latest property-market shake-up and what it means for buyers, investors and borrowers. The conversation centres on the Federal Budget fallout, the ban on SMSF lending into property, weaker auction conditions and the way sentiment has turned across key housing markets. Pete and Chris unpack why Sydney and Melbourne were already softening before the policy changes, how investor demand is fading in the established market, and why rental yields and mortgage rates still matter more than headlines. They also explain where they are still seeing activity, from first-home buyers and upgraders to smaller renovation projects, while caution remains high around leveraged property investing. The episode finishes with two practical listener questions: whether to sell a negatively geared investment property when cash flow is tight, and when property can still make sense versus shares in 2026. Along the way, Pete and Chris explore refinancing dynamics, the role of super, the trade-offs between liquidity and leverage, and how to think about risk when conditions are changing fast. If you want a grounded weekly read on the Australian housing market, mortgage trends and investing decisions, this episode is a useful snapshot of where the market stands right now. Sat, 04 Jul 2026 - 313 - Is peak fear here for property? Negative gearing, SMSF risk and the six-year rule
In this episode of Australian Property Podcast, Pete Wargent and Chris Bates ask whether Australia’s housing market has moved from nerves to peak fear. They unpack weaker auction results in Sydney and Melbourne, falling prices, softer new-home sales and why investor sentiment keeps deteriorating even as hopes build for lower rates later in 2026. A key focus is policy risk: how proposed negative gearing and capital gains tax changes could hit established-property demand, why self-managed super fund lending may become the next political battleground, and whether investors end up being pushed towards new builds or Melbourne apartments instead. They also test a few narratives gaining traction right now, including whether peak fear may open a window for first-home buyers, why headlines about Melbourne apartments and boutique developments need more scrutiny, and what a genuine market reset would look like across owner-occupier suburbs, investor pockets and regional areas rather than just in headlines. Pete and Chris then move from headlines to practical strategy, explaining what buyers should watch around confidence, supply, serviceability and sensational market narratives. In the listener Q&A, they tackle whether to keep a townhouse when upgrading to a forever home, how the six-year CGT rule works in practice, and whether AI could become deflationary for households carrying big debt. Sat, 27 Jun 2026 - 312 - The psychological traps costing property buyers
In this episode of Australian Property Podcast, Amy Lunardi and Chris Bates unpack the psychological traps that can quietly cost property buyers money, momentum and confidence. The conversation starts with a simple idea: a buyer’s market should feel easier, but in practice it can feel even harder because lower sentiment, softer prices and more choice often create more doubt. Amy explains why buying property is unlike almost any other purchase. The stakes are high, opinions come from everywhere, data is imperfect and emotions can spike at exactly the wrong moment. Together, Amy and Chris explore the traps buyers fall into most often: waiting for social proof, second-guessing a property after a pass-in, trying to time the bottom of the market, getting rattled by difficult agents, anchoring to one sale, or letting family opinions override a clear plan. The episode also focuses on what buyers can control. Amy shares why strong preparation matters more than bravado, how to think about personal value versus on-paper value, and why a good negotiation often comes down to scenario planning, pausing under pressure and returning to your fundamentals. If you’re buying in a softer market, navigating auctions or trying to avoid self-sabotage, this is a practical episode on making better property decisions with less regret. Tue, 23 Jun 2026 - 311 - Rate pause, Budget shock and the next move for Australia's property market
In this episode of the Australian Property Podcast, Pete Wargent and Chris Bates unpack a housing market that is trying to stabilise after the Budget shock, without much conviction that the hard part is over. They start with the Reserve Bank holding the cash rate at 4.35%. Bond yields are off their peak, some fixed rates are edging lower, and buyers are asking whether confidence can rebuild. Pete and Chris explain why that does not guarantee a strong recovery while policy uncertainty, softer investor demand and weak sentiment still weigh on Sydney and Melbourne. The episode then turns to what is changing on the ground. Investors are pulling back, upgraders are cautious, first-home buyers are getting a little more breathing room, and rents remain under pressure because vacancies are still tight. They also unpack stamp duty changes, buyer incentives and why mortgage stress is still more of a pressure story than a distressed-sales story. Finally, they look ahead to late 2026 and 2027. If rates fall meaningfully, the market could find a new leg higher. If cuts stay modest, Australia may be heading into a slower, more balanced phase instead. It is a useful episode for buyers, investors and homeowners trying to work out what matters now and what noise to ignore. Sat, 20 Jun 2026 - 310 - First home buyers after the Budget: grants, pathways and the traps to avoid
First home buyers are finally getting a bit more breathing room, but that does not mean every scheme is a green light. In this Australian Property Podcast episode, Chris Bates sits down with Jack Elliott, National First Home Buyer Specialist at Alcove, to unpack what changed after the Budget and how buyers should think about grants, guarantees and shared-equity options in 2026. Jack explains why some first home buyers are seeing less competition at opens and auctions, how changes to investor borrowing power may be shifting the market, and why waiting for the perfect headline can be just as risky as rushing in too early. The bigger question, according to Jack, is whether you are actually ready: know your numbers, stress-test your budget, understand your pathway and buy with the next five to ten years in mind. They also break down the main paths into the market, including the 5% deposit scheme, LMI waivers for certain professions, guarantor loans, Help to Buy, and gifted money. Plus, they cover what to watch with stamp duty concessions and the First Home Owner Grant, and the trap of letting a short-term incentive drive a long-term property decision. If you are trying to work out whether to buy now, which scheme fits your situation, or how to avoid the biggest first-home-buyer mistakes, this episode is for you. Tue, 16 Jun 2026 - 309 - The post-Budget property reset — fear, buyers and what happens next
In this episode of the Australian Property Podcast, Pete Wargent and Chris Bates step back from the panic that followed the federal Budget and ask what is actually changing in Australia’s housing market. The headlines have turned hard, sentiment has cooled quickly and buyers are suddenly hearing talk of weaker auctions, falling prices and a tougher road for investors. Pete and Chris explain why the fear feels louder than the facts, why some owner-occupier markets may hold up far better than investor-led pockets, and why softer turnover can show up long before the national data fully catches up. They also discuss why first-home buyers may get a little more breathing room if investors retreat, but why that same shift could deepen rental pressure and make the supply problem worse. The episode then moves from headlines to strategy. Pete and Chris unpack where capital may flow next, including commercial property and new apartments, and whether those pivots genuinely stack up for investors. They also weigh up the more constructive side of the story: ongoing housing undersupply, easing rate expectations and the chance some of the most dramatic policy fears get diluted over time. Plus, they answer listener questions on land tax, retirement pressure and what a move to New Zealand could mean for Australians with property held across multiple structures. If you want a practical take on the post-Budget property reset, buyer opportunity and the risks hiding underneath the noise, this is a timely episode to queue up. Sat, 13 Jun 2026 - 308 - What the post-Budget property reset means for buyers and new builds
In this 2 Sense episode of the Australian Property Podcast, Pete Wargent and Chris Bates unpack what the post-Budget property reset is starting to look like in real time. The initial panic has eased, but the aftershocks are now showing up in buyer behaviour, lending conversations and market turnover. Pete and Chris explain why first-home buyers are suddenly seeing less competition at open homes, why established-property investors are retreating, and why Sydney and Melbourne are leading the slowdown. They also dig into the pressure points underneath the headlines: softer sales volumes, weaker auction conditions, tighter serviceability, and the risk that lower turnover makes housing even less flexible for households and state budgets alike. A big focus in this episode is the mismatch between policy intent and what may happen on the ground. New-build and off-the-plan inquiries have jumped, but that does not mean projects will stack up or convert into real sales. Pete and Chris talk through why build costs, borrowing limits, settlement risk and buyer caution still matter, and why some “solutions” may look better on paper than in practice. They also cover rents, vacancies, buyer’s agents under pressure, the markets most exposed if investor demand keeps fading, and what listeners should watch next if they want to buy, hold or rethink a property plan. If you want a calm, practical read on where the market may be heading from here, this is a timely listen. Sat, 06 Jun 2026 - 307 - Senator Andrew Bragg on housing, tax and Australia’s productivity problem
This episode was originally featured on the Australian Investors Podcast. In this episode, Owen Rask sits down with Senator Andrew Bragg for a wide-ranging conversation about the Federal Budget, housing supply, tax, productivity and why so many Australians feel the country has become harder to get ahead in. Rather than getting stuck in party talking points, they focus on the practical questions investors, business owners and workers are asking right now: what happens when policy makes it harder to build homes, why does productivity matter so much for living standards, and how do taxes, regulation and incentives shape whether Australia creates more wealth or simply fights over what already exists? Andrew explains why he believes cutting housing supply is one of the worst policy choices Australia can make, how rising rents, higher rates and broader cost-of-living pressure are changing the national mood, and why small business, private investment and simpler rules still matter if Australia wants to stay competitive. The conversation also touches on super, the role of large institutions, and why clearer economic thinking matters more when confidence is low. Owen pushes on the bigger picture too: whether Australia has lost ambition, why the policy debate feels less honest than it should, and what needs to change if Australians want better opportunities over the next decade. If you want a plain-English discussion about housing, tax, productivity, competitiveness and the long-run direction of Australia, this is a timely episode to queue next. Mon, 01 Jun 2026 - 306 - Budget fallout for property: buyers, investors and the new-build gamble
In this 2 Sense episode of the Australian Property Podcast, Pete Wargent and Chris Bates unpack what the post-Budget property reset is starting to look like on the ground. Even before any policy changes are fully legislated, sentiment has shifted: investors are turning cautious, lenders are tightening around serviceability, asking prices are easing in parts of Sydney and Melbourne, and nervous sellers are starting to meet more patient buyers. Pete and Chris explain why this could create a short-term window for owner-occupiers and first-home buyers, especially if they stay selective and focus on quality assets instead of compromised stock. They also dig into the second-order effects many people miss: weaker turnover, softer stamp duty receipts for state governments, a possible push toward broader land-tax reform, and the way confidence can return quickly once rates, policy or sentiment stabilise. The episode also tackles the big debate around new builds. While tax settings may steer more investors toward fresh stock, Pete and Chris question whether the numbers really stack up once you factor in high build costs, elevated rates and the risk of owning something the next investor may not value the same way. Plus, they answer listener questions on refinancing an existing investment property, when interest-only lending may still make sense, and whether downsizers in developer-heavy suburbs could benefit from the changing market. Sat, 30 May 2026 - 305 - Budget changes: What property investors, pre-retirees and retirees should do next
Chris Bates sits down with James O’Reilly to unpack what the latest Federal Budget proposals could mean for Australian property investors at three very different life stages: wealth accumulators, pre-retirees and retirees. They break down how proposed changes to negative gearing, capital gains tax and trust taxation may change the numbers for investors who have relied on property for growth, cashflow and tax efficiency. From there, the conversation moves beyond headlines into practical strategy: whether younger investors may lean harder on shares, debt recycling and super, why new-build incentives can become a trap if the underlying asset is weak, and how upgrading or renovating the family home may stack up differently if CGT settings change. For pre-retirees and retirees, Chris and James explore the line-in-the-sand moment many property owners could face before 1 July next year, including whether to hold, sell, add to super or rethink how wealth gets passed on. They also discuss SMSF property risks, why tax now matters more than ever in long-term modelling, and how good advice can help people avoid rushed decisions based on policy noise. If you own property, want to buy, or are rethinking where your next dollar should go after the Budget, this episode offers a calm framework for weighing the trade-offs. Tue, 26 May 2026 - 304 - Is property investing dead? What the Budget means for buyers, rents and prices
Is property investing dead, or is Australia just entering an uncomfortable reset? In this 2 Sense episode of the Australian Property Podcast, Pete Wargent and Chris Bates unpack the post-Budget aftershocks now rippling through the housing market. They start with the investor side of the equation. With Sydney auctions rattled, negative gearing changes looming, and Macquarie already cutting investor serviceability, Pete and Chris explain why many established-property buyers may step back fast. They discuss where demand could weaken first, why some investors may pivot to new builds or other asset classes, and why rental pressure could worsen if fewer investors keep stock in the market. The episode also explores the flip side: could this finally be a better window for first-home buyers? The pair look at how reduced investor competition may change conditions on the ground, why strategy matters more than panic, and what buyers and sellers should be thinking about while the policy picture is still evolving. They also answer listener questions on getting a home loan while working on contract, plus the risks of chasing offshore property opportunities in places like the UAE or New Zealand. If you want a calm, practical conversation about rents, borrowing power, first-home buyer opportunities and what the Budget could change next, this is a timely listen. Sat, 23 May 2026 - 303 - Budget shock for property investors, rents and house prices
In this 2 Sense episode of the Australian Property Podcast, Pete Wargent and Chris Bates react to a Federal Budget that could reshape Australia’s housing market faster than many investors expect. Recording the morning after the announcement, they break down the headline changes: negative gearing being restricted to new builds from 1 July 2027, a tougher capital gains tax regime, and a new minimum tax rate on trusts. But the real focus is what those changes do to behaviour. Pete and Chris unpack why investor borrowing capacity could be hit, why established-property demand may soften, and why areas with heavy investor ownership could feel the pressure first. The episode also looks at the flow-on effects for rents, first-home buyers and housing supply. With vacancy rates already tight and rates still elevated, the pair explain why the market could split further between scarce owner-occupier-grade assets and investor-led stock such as some apartments and regional hotspots. They also discuss the likely policy response, including a bigger role for the 5% deposit scheme as government tries to keep demand from falling too hard. Thu, 14 May 2026 - 302 - Why does it cost so much to build in Australia? Plus Budget risks for housing
Why does it cost so much to build in Australia right now? In this week’s 2 Sense episode of the Australian Property Podcast, Pete Wargent and Chris Bates unpack a fresh construction squeeze just as the housing market heads into a Budget week that could reshape investor behaviour. They break down the build-cost blowout, including the sharp rise in the cost of delivering a dwelling since 2019, and explain why higher diesel, concrete, piping, plumbing supplies and financing costs all matter. If feasible projects become marginal and marginal projects become unfeasible, the supply response Australia desperately needs gets pushed even further out. The conversation then shifts to policy risk. Pete and Chris explore reported changes to capital gains tax and negative gearing, softer conditions in Sydney and Melbourne, stronger rental yields, and what tighter supply could mean for buyers, investors and rents. The episode also answers listener questions on selling an investment property to buy ETFs, and how to balance property with shares for long-term retirement goals. It’s a practical, timely listen for anyone trying to read the next phase of the housing market. Sat, 09 May 2026 - 301 - How to buy in a hot vs cool property market
Most buyers approach property search the same way regardless of what the market is doing. Pete Wargent and Amy Lunardi argue that this is exactly where buyers go wrong. In this episode of the Australian Property Podcast, they break down how to identify the market you are actually in and how your strategy needs to change when conditions shift. Rather than relying on broad headlines, they explain how to zoom in on the signals that matter most: auction clearance rates, days on market, vendor discounting, stock levels and real buyer depth at inspections and auctions. In hot markets, they cover the need to move quickly, complete due diligence early, set a hard ceiling before negotiations begin and avoid the emotional exhaustion that leads buyers to overpay or drift from their brief. In cooler markets, they unpack how to spot a genuinely motivated vendor, when to make an offer before being invited, how to think about off-markets and EOI campaigns, and why waiting for the perfect bottom can become its own costly mistake. The result is a practical guide for first-home buyers, upgraders and investors who want to buy well in any environment. There may never be a perfect market, but there is a smarter way to buy in the one you have. Sat, 04 Apr 2026 - 295 - Fuel prices are surging and Australia's property market is entering a harder phase
Oil prices up, construction costs up, confidence down! Pete Wargent and Chris Bates unpack a fast-moving week for property: surging fuel costs, rising inflation risk, collapsing confidence, and what all of that means for rates, building activity, listings, and buyer behaviour. The episode matters because the pressure is no longer theoretical — it is already hitting development feasibility, rental supply, and decision-making across the market. Together they discuss - Diesel has surged to roughly $3 per litre, with Australia especially exposed to fuel shocks; Pete notes this is already flowing through to transport, airfares, freight, food, and service pricing. - February inflation came in at 3.7% headline and 3.3% core, but both hosts stress that this was effectively pre-conflict data, with much bigger inflation impacts still to come through fuel and housing costs. - Consumer sentiment is at its weakest since 1973, services PMI dropped from 52.8 to 46.2, and market pricing has shifted toward a terminal cash rate of about 4.65% by December. Pete also notes bond yields spiked to 4.9% before easing back. - First-home buyers are still transacting despite the nerves, helped by the 5% deposit scheme and a strong desire to exit the rental market. Chris says his team had six first-home buyers purchase in a week, even as investors begin to look more fragile. - The market is splitting: premium property has cooled, particularly in Sydney and Melbourne, while the lower end remains highly competitive. Pete says he is still seeing no evidence of declines at entry-level price points, even as high-end sentiment weakens. - Development feasibility is deteriorating fast. Pete cites producer-price inputs like copper pipes and tiles up 82% since 2019, and notes luxury apartment construction costs have risen by about $125,000. Both hosts mention clients cancelling developments because they would now lose money by building. - Builders are under renewed strain and profit incentive worries: new home sales fell in March, insolvencies are rising - Listener Q&A: fixing part of a mortgage in a rising-rate environment, and whether a much larger inherited deposit should change ownership percentages inside a marriage. Sat, 28 Mar 2026 - 294 - Interest rates are rising again and Australia's housing shortage is getting worse
Pete Wargent and Chris Bates unpack the RBA’s latest rate hike, what higher mortgage rates could mean for borrowing power and sentiment, and why Australia’s housing shortage is still intensifying. They move from the macro picture into the real pressure points on the ground: tighter rental markets, a split housing cycle, and the conditions that may create both risk and opportunity over the next 12 months. Together, they discuss: - RBA lifted rates and could do so again if inflation persists - Oil s reigniting inflation risk, feeding into rate expectations and dampening buyer confidence - The hidden costs of moving house in Australia - First-home buyers still active but adjusting budgets; upgraders slowing, especially in key markets - Market turning K-shaped: premium softening while entry-level demand stays strong via 5% deposit schemes - Rental pressure intensifying: how long will shortages last? - Structural challenges: dwelling numbers, demographic shifts, and mismatched supply - Development conditions are constrained: what can builders do? - Listener Q&A Resources for this episode Ask a question (select the Property podcast) Rask Resources Pete's Buyers Agency Alcove mortgage broking Amy Lunardi Buyers Agency (Melbourne) All services Financial Planning Invest with us Access Show Notes Ask a question We love feedback! In this week’s episode of the Australian Property Podcast, Pete Wargent and Chris Bates unpack a volatile week in global markets and what it might mean for Australian housing. From oil price shocks and inflation fears to population shifts and investor behaviour, they explore why short-term uncertainty rarely changes the long-term structural drivers of property markets Together, they discuss: - Sudden oil price spikes briefly shake financial markets - Global supply shocks, inflation pressures and potential interest rate hikes could influence housing sentiment without necessarily changing long-term property demand. - Migration patterns are intensifying rental shortages and housing pressure in those states. - Why investors approaching retirement are increasingly selling property assets, particularly negatively geared units that generate little cashflow in retirement. - The growing divide between generations. - How market uncertainty often reduces listings rather than demand - The hidden costs of moving house in Australia. Sat, 14 Mar 2026 - 292 - Are buyers finding opportunities in this two speed market?
The market is splitting in two. Buyers who stay selective will do better. They also unpack the latest noise around negative gearing and capital gains tax, and what reforms might change — versus what just adds uncertainty — as the market shifts into a clear two speed cycle. Together, they discuss: Inflation risks returning as global instability pushes up energy costs, with fuel jumping quickly in parts of Australia Why the RBA may prefer waiting for quarterly data Evidence of a two speed housing market The on the ground reality for first home buyers at the lower end, including competition for scarce houses and buyers being pushed toward poorer assets amid FOMO Negative gearing and CGT reform chatter ahead of the budget The core supply problem getting worse: building approvals down Why approvals are still not enough for the national target Listener Q&A Resources for this episode Ask a question (select the Property podcast) Rask Resources Pete's Buyers Agency Alcove mortgage broking Amy Lunardi Buyers Agency (Melbourne) All services Financial Planning Invest with us Access Show Notes Ask a question We love feedback! Have you ever missed a target rate monthly payment? How safe is my money from market crashes? What are the risks? 5 Do I need to be a sophisticated investor to invest in this? Sat, 30 Aug 2025 - 248 - Creating your property investment brief
When it comes to property investing, most people jump straight into browsing suburbs or scrolling through listings. But the real starting point? Creating a clear investment strategy and turning that into a practical investment brief. In today’s episode, Pete and Amy break down exactly how to do that – so you can stop wasting time on properties that don’t align with your goals, and start building a portfolio with purpose. What we cover in this episode: - Strategy vs. brief – the big-picture plan vs. the specifics for your next purchase. - How to decide between capital growth vs. cashflow (and why it’s rarely one without the other). - The role of exit strategies, diversification, and correct loan structuring. - Why it’s critical to align your investments with your lifestyle and long-term goals. - Setting your brief parameters:- Budget (capacity vs. comfort level)- Cashflow requirements (yield vs. growth, stress testing, P&I vs interest only)- Investment style (set-and-forget vs. value-add opportunities)- Example of a clear brief: what it looks like in practice.- How to avoid analysis paralysis when you’ve got a flexible budget or too many choices.- Choosing locations strategically: state, suburb, and micro-market research.- Key non-negotiables and “bonuses” to include in your final brief – from quiet streets and off-street parking to north-facing blocks and future value-add potential. Why this matters: Your investment brief acts as a filter. It protects you from distraction, FOMO, and shiny objects. Most importantly, it keeps every property decision aligned with your long-term wealth-building strategy. By the end of this episode, you’ll know exactly how to build your own property investment brief – and how to use it as a roadmap for smarter, more strategic buying. This week on the show: 1 – How much first homebuyer stimulus is enough? 2 – Half of Canberra's bankruptcy filings last year were from strata managers chasing fees, inquiry hears 3 – Rob Moore – should you pay off your mortgage? Listener Q&A 1 – Aristotle’s son Hi I'm new to property investing. Love the podcast learned lot from it. We have our personal property, just want to start property investing, I hear lot about buying in trust everywhere, but can't get my head around it as there is not much clear info on it, can you guys explain on investing property under a trust, what are the strategies we can use, how lending works when you buy property under trust. Thank you. 2 – Shawn Hello, enjoying your podcasts a fair bit. Interesting seeing the major growth of farmland over the last 20 years and wondering why we don’t talk about investing in this sector too much? Personally, I’ve seen more equity growth with my farm than with my residential and industrial properties over many years. Plenty of upside in the years ahead in my view. Shawn 3 – Reza the Imp I’ve been listening to your podcasts for a while. Excellent job.I don’t believe ever hearing the 85% withdrawal rule for FHSS for concessional contributions discussed here nor on other Rask podcasts. Could you please touch on this and how it can be justified to use FHSS for someone with low marginal tax rate I.e. less than 30%. Sat, 12 Jul 2025 - 234 - Why buying a house is like online dating (part 2)
Welcome back to part two of our breakdown of how buying property is like online dating. Join Owen Rask and buyer’s agent Amy Lunardi as they continue the analogy that somehow keeps making way too much sense. In this episode (covering analogies 11–20), we chat through: 🔧 Thinking you can change someone …or a property. Spoiler: You probably can’t—or at least not without time, cash, and a serious reno plan. 📱 Seeking offline opportunities Off-market is the property version of meeting someone at a bar instead of Tinder. It takes effort, but it works. 🪞 It’s not them, it’s you If you've been searching for six months and nothing ticks the boxes… maybe it's time to reassess your expectations. 👨👩👧 Your parents and friends don’t always know what’s best Yes, even if they’re funding the purchase. Be selective with whose advice you take. 😮💨 Taking time to get over it Lost at auction? Mucked around by an agent? Don’t let it derail your momentum. 😬 Settling out of desperation Just like dating, don’t buy “good enough” because everyone else is. It might cost you more in the long run. 📸 Don’t swipe no too fast A bad listing photo doesn’t mean it’s a bad property. Dig deeper before writing it off. 🗣️ Everyone will have an opinion From Reddit threads to well-meaning mates—filter the noise and focus on your goals. 🦸♀️ Get a wingperson Whether it’s your dad at an inspection or a buyer’s agent by your side, don’t go it alone. 💔 Break up if it’s not working Bought something that no longer suits? Don’t stay stuck—cut your losses and move on.
